What does Fractional Ownership mean?

Fractional ownership allows a property to be sold in shares to multiple like-minded individuals rather than as a whole in the case of a traditional full sale. Usage of the property is dictated by a Revolving Calendar which forms part of the Fractional Ownership Legal Documents Pack. This legal documents pack also contains the Contractual Rights, Responsibilities and Obligations of all the fractional owners.

What do I get for my Fractional Ownership?

Ownership of a Vista Lodge through a 15 year license with all the benefits and responsibilities of ownership. You will own a share of a fully equipped holiday lodge. A 1/6 or 1/8 share of a Vista lodge to use for 8 or 4 weeks throughout the year. The holiday times will be a mix of weekends, mid-week breaks and full-week periods during either peak times or off peak times depending on what you purchase. Your holidays will be distributed throughout the year. Christmas and New Year will be shared amongst all owners throughout the 15 year period. You are permitted to rent out your holiday periods to earn income. An Annual Service Charge will be levied. Rules will be in place concerning the conduct of guests – these rules are laid down to protect Owner’s investment, integrity and enjoyment of the Lodge. Owners are entitled to privileges such as membership of the Platinum Club.

What is Included in the Annual Service Charge?

Maintenance on a regular basis.
All utility costs.
Insurance of the lodge and contents.
Sinking Fund for major repairs and replacements.
Ground Rent.
Cleaning and preparation at all changeovers.

Are the weeks offered fixed or variable and how do they work?

The weeks are variable within a fixed set of dates. There are two levels – off-peak and peak. The price you pay dictates which dates you are entitled to. For example for a Peak share your dates will circulate around the key peak times throughout the year based on school holiday periods. An off-peak share will avoid school holiday periods. Christmas and New Year, however, will be shared by all owners over the 15 years.

Are the Vistas now ready and how many units have been sold?

The Vistas are now available and the next phase is now released.

How can I Finance the purchase?

You can obtain funding by:

How long has Sandy Balls or the Vistas been operational?

Sandy Balls has been a holiday park for over 90 years, owned and run by the same family. The fractional ownership of the Vistas Lodges commenced in the Autumn of 2011. However, Sandy Balls have been renting similar lodges to holidaymakers for many years.

Can I have contact details of some customers who have already purchased?

Can I have a short stay in the Lodge before buying?

Yes, subject to availability and we will offer a special rate.

If l decide to purchase, can I change my mind and if so by when?

Once you have reserved a share, you will be required to exchange Contracts within 28 days. For a period of 14 days after Contracts have been exchanged, you will have a cooling off period which you can withdraw if you change your mind. If you still wish to proceed after this 14 day period, you will then be required to complete your purchase.

What if I decide to sell my share in the lodge at any time in the future?

If you wish to sell your share you will be required to offer it back to the other owners first, and if they do not wish to purchase, then you can offer it to Sandy Balls who may have a potential customer. If not, you may offer it to a third party. In each case, you will liable for the legal costs relating to the transfer together with a transfer fee of 10%. NB. Transfer fee does not apply if transferring to a family member.

How do you book holiday periods, especially school holiday times and how is the allocation distributed?

The holiday calendar is already prepared indicating the spread of dates. These are based on peak or off peak times and identify your entitlement. In most cases you have a holiday period at the Vista Lodge almost every month of the year. There are 3 holiday schedules for peak and 3 holiday schedules for off peak.

What additional privileges come with the Shared Ownership Scheme?

All Vista Lodge Owners automatically join the Platinum Club which includes a Personal Concierge Service.

What is the Platinum Club?

This is exclusive to Vista Lodge Owners and offers free access to all amenities and facilities on site; special discounts on selected purchases on site (except the shop); Special discounted rates for golf; free fishing (Rod License required); Sandy Balls Family and Friends discounts; facility to rent out unused holiday periods; all privileges extended to your guests together with the Concierge Service which is there to provide you and your guests with whatever you require.

How much is the Annual Service Charge?

Each owner is required to pay an Annual Service Charge to cover a License Fee (ground rent), a Changeover Fee (housekeeping) and a Contingency Fee (sinking fund). The amount is dependent on whether you own a 4 week or 8 week share. Accounts are kept and details provided to each owner annually.

Does Sandy Balls have plans to raise prices?

There is a very clear legal requirement in terms of increasing service charges which involve consultation with all parties and exercising a degree of reasonableness. This is outlined in the Contract.

Do I have to pay VAT on the purchase price?

The price stated is inclusive of VAT.

Are there any ownership rules?

There are certain regulations which are issued to all owners to ensure each investment is protected and therefore can be enjoyed by all owners and their guests.

How are the Vista Lodges furnished and what is included?

Everything has been thought of from teaspoons to bed linen. Please see website for full information.

What amenities can I expect at Sandy Balls?

There is a range of amenities including restaurants, bar, swimming pools (indoor and out), hair and beauty. Please see Sandy Balls web site for full information.

Can you rollover any unused holiday days to the following year?

You cannot roll over any unused days but if you do not require them, these can be rented out for you and the rental income given to you, less any administration charge.

What can I do if I wish to offer my holiday dates to others to use?

This is acceptable and Sandy Balls will help you find a suitable holiday maker. However, the Management retains the right to refuse anyone they consider unsuitable. This is done to protect and safe guard all Owners.

Who owns the Lodges at present and what happens if the company fails?

These are owned by Sandy Balls, when each Vista Lodge is sold, the freehold will still be owned by Sandy Balls, who have been In operation for over 90 years, in the unlikely event that the Park Is sold, the individual Licenses of the Lodges will be unaffected and will continue in full force.

What are the strengths of the Company and Lodges available and why should I purchase in comparison to other choices available?

Sandy Balls is the only holiday village located in the New Forest National Park of its size and reputation. It offers a huge variety of wildlife, and recreational activities both off and on site. The Vista Lodges are of high specification and standard with exclusive benefits to Owners.

Do I have to wait to use the Lodge whilst the other buyers are being placed?

No, you can use the Lodge as soon as you make your purchase in accordance with the Holiday Schedule.

What about breakages and damages if the ownership is shared?

This is clearly explained in the Contract and the Sinking Fund is used for major repairs and replacements. However any breakage and damage must be reported and the appropriate action therefore can be taken.

Can I take my own things to stay?

Of course, but you only need to bring your clothes. Everything else is supplied. If you wish to bring specific items, these must be taken away with you at the end of your holiday.

Will the Lodge be clean and ready for my stay?

Yes, this is covered in the Annual Service Charge and there Is a thorough cleaning after every departure. All equipment is checked, bed linen laundered, fresh towels supplied, already for the next holiday.

Can I change the decoration or furnishings of the Lodge?

This is not necessary and your taste may not be acceptable to the other owners. You can however, personalise the Lodge during your stay provided it is only temporary and does not affect the structure.

What happens to my Fraction and the Vista Lodge after 15 years?

Any monies left in the Sinking Fund will be used to refurbish the Lodge to get it ready for resale. It will then be sold to whoever wishes to purchase it and then taken off site. The proceeds of the sale (less the cost of removal) are then returned to each owner according to their ownership share.

Is Sandy Balls a member of the National Caravan Council, the British Holiday and Home Parks Association, or similar professional body?

Yes, Sandy Balls has been recognised as one of the best campsites and holiday parks in the UK and has won many awards.

Do the Vista Lodges conform to a certain standard of build?

The Lodges are built to British Standard BS/EN 3632. This is an exacting specification and all Lodge construction is checked and certified by an independent building inspector.

Can my share be placed into a trust on my behalf?

Yes but please seek independent legal advice.
